2020 HOA Meeting - December 21, 2020

Board of Director Nominations
Thu, 11/12/2020 - 3:57pm — rgreenThe Estates at Dove Run Homeowners’ Association, Inc. (HOA) is soliciting nominations for those interested in serving on the Board of Directors for calendar year 2021. The elected Board members will serve for a one-year term. Nominations must be received by November 21, 2020.
Nominees must meet the following criteria:
1. Registered Lot Owner
2. Full Payment of HOA Assessments
3. Property Maintained in Accordance with Deed Restrictions
In addition, only one person per household may serve on the Board.

Roof Repair and Installation
Fri, 08/21/2020 - 11:36am — rgreenAs a result of the recent tornado outbreak, the HOA has received various inquiries relating to roof repairs. Specifically, several lot owners have asked whether there are any specifications such as placement and color of shingles.
According to Section 21 of the Declaration of Restrictions, “all roofs shall be a minimum of a twenty-five (25) year weathered wood architectural shingle.”
The general rule of thumb is you can take a color that matches any of the existing roofing colors and patterns. Please refer to attachment for additional information.

Deed Restriction Issues
Mon, 05/11/2020 - 3:46pm — rgreenRecently, the HOA has noted various various deed restriction infractions within our development. The most common problem areas are trampolines and basketball goals.
According to Article VI, Section 14, of the Declaration of Restrictions, “no trampolines of any kind whatsoever shall be erected or maintained on any lot.”
Lot owners are also reminded that (unattended) basketball goals are prohibited, according to Article VI, Section 18 of the Declaration of Restrictions: “No basketball goals shall be erected, placed or maintained on any lot at any time, except for a maximum of one permanently installed goal located in the driveway. Any and all basketball playing shall be permitted from 9:00 a.m. to sundown.”
In addition, the HOA has noticed that several lot owners have installed permanent basketball (fixed) goals near public areas, such as sidewalks and curbs. This is also a violation of Middletown Ordinance § 103-1 (Placement on roadways and sidewalks restricted): “It shall be unlawful for any person to place, store, or keep upon any street or public sidewalk any portable, stationary, or fixed object, including, but not limited to basketball poles…”

The HOA will send Violation Letters to those who have failed to adhere to our Declaration of Restrictions. Appropriate legal action will be imposed against those who have failed to correct deed restriction violations within a reasonable time frame.
Note: In many instances, the HOA may not be aware of certain violations. Therefore, lot owners are encouraged to report deed restriction issues to the HOA. Your identity will be kept confidential, and we actively pursue enforcement of the restrictions.

Update: 2020 HOA Assessment
Sat, 02/15/2020 - 12:13pm — rgreenThe 2020 HOA assessment was due on February 15, 2020. To date, approximately 96% of the lot owners have remitted payment.
Court claims have been filed against those who have not paid the assessment. The current amount is $100.00, which includes late fees and Court charges.

Fines for Unresolved Deed Restriction Violations
Fri, 08/16/2019 - 2:54pm — rgreenRecently, we received several complaints about deed restriction violations (unauthorized vehicles/structures, trampolines, vegetable gardens, etc.). Over the years, the Board has sent letters to (known) deed restriction violators; however, this has not been an effective process as some have simply disregarded the Violation Letters and failed to correct the issues. Therefore, effective immediately, we will impose a fine ($75) against those who fail to respond to our request(s) to remedy restriction violations within a reasonable time frame.
Given the fact we have approximately 300 units within our development, however, the Board may not be aware of every deed restriction violation. Therefore, we rely on the participation of our lot owners. So, if you see deed restriction issues/violations, please relay your concerns to our attention. Your inquiry will be handled in the strictest confidence. And we will aggressively pursue the resolution of your complaint.
