The Estates at Dove Run is a traditional community, with 299 upscale homes, located off of Rt. 299 in Middletown, DE. Our neighborhood is walking distance to Dove Run Shopping Center, Brick Mill Elementary, Middletown High School and just minutes from Rt. 1.

Board of Director Nomination Solicitation

The Estates at Dove Run Homeowners’ Association, Inc. (HOA) is soliciting nominations for the Board of Directors. The elected Board members will serve a one year term. Nominations must be received by Friday, March 4, 2016. If you are interested in serving on the Board, please complete the attached form. There are eight board positions (maximum) that will need to be filled.

Nominees must meet the following criteria:
1. Registered Lot Owner
2. Full Payment of HOA Assessments
3. Property Maintained in Accordance with Deed Restrictions (No Unresolved Deed Restriction Violations)

In addition, only one person per household may serve on the Board.

Proposed Amendments to the Bylaws - Signature Campaign

We extend our appreciation to those who have submitted votes of affirmation. The HOA will continue to make a reasonable effort to obtain the required number of votes needed to amend our Bylaws. We still need approximately 120 affirmation votes.

The attached document outlines the proposed amendments and the rationale for those changes.

Proposed Amendment to the Bylaws

In an effort to clarify quorum requirements regarding Board Elections and the Approval of the Annual Assessment, the HOA wishes to amend certain sections of our Bylaws; the vast majority of the (current) Bylaws will remain intact. The proposed changes, as drafted by the HOA’s Attorney, are outlined within the attached document.

Amendment of the Bylaws requires an affirmative vote of two-thirds of the membership, or in our case approximately 200 votes. The votes can be conducted by proxy or in person at our upcoming “special meeting”, which is scheduled to be held at the MOT Senior Center on January 5, 2016, from 7:00 PM to 8:00 PM. Official notices will be mailed to the lot owners of record.

Upon approval of these amendments, the HOA will promptly conduct Board Elections by ballot (in proxy or in person) at the next annual HOA meeting, which we expect to conduct within the very near future.

Crime Prevention Tips From Middletown Police (Unsecured Vehicles)

According to the Middletown Police, there have been thefts from unlocked vehicles in the Middletown area. Please do not leave valuables inside your vehicle, including garage door openers. Remember to secure your vehicle when unoccupied, and to report suspicious activity to Middletown Police.

Middletown Police Advisory Meeting

On June 18, 2015, Middletown Police held a meeting with representatives from various local community groups. HOA Board Member Barbara Cresta represented the Estates at Dove Run.

Recently, the HOA Board had the honor of meeting Corporal Sanders of the Middletown Police Department (MPD). This was an introductory meeting confined to the Estates at Dove Run. Corporal Sanders plans to hold periodic meetings with representatives from the local HOAs and Civic Organizations.
