The Estates at Dove Run is a traditional community, with 299 upscale homes, located off of Rt. 299 in Middletown, DE. Our neighborhood is walking distance to Dove Run Shopping Center, Brick Mill Elementary, Middletown High School and just minutes from Rt. 1.

2015 Assessment

We are pleased to announce the approval of our 2015 budget. The final votes were 46 in favor and 5 against, with a total of 51 votes.

Assessment Letters have been mailed to the owners of record. The amount is $55, payable by February 28, 2015. Owners are reminded to pay the assessment by the due date to avoid late charges and JP Court fees.

Call for Volunteers

The board would like to extend an invitation to all homeowners, in good standing with the HOA, to volunteer for positions on the Architectural Review Committee (ARC). The ARC is responsible for monitoring deed restrictions, as well as overseeing and developing potential landscaping projects.

Town Ordinance Reminder: Boat & Trailer Parking Prohibited on Streets

The board has received several inquiries from homeowners regarding the parking of boats, trailers and similar vehicles within the neighborhood.

Without exception, these vehicles are NOT PERMITTED to be parked within the neighborhood overnight. When parked in the neighborhood during the day, they must fit entirely within the homeowners driveway and not block or encroach upon the sidewalk. They MAY NOT be parked on public streets. Middletown police have been and will continue to enforce this ordinance, including the fines detailed below.

Excerpts from both the Dove Run Deed Restrictions (which apply to ALL properties within the neighborhood) as well as the town of Middletown ordinances are provided below:

DEED RESTRICTIONS Section 7
Prohibited Vehicles

No unusual vehicle including trucks (except non-commercial pickup trucks), buses, travel trailers, boat trailers, boats, utility trailers, commercial vans, tractors, campers, aircraft, mobile homes or vehicles immobilized for any reason, shall be kept or maintained on any Lot, driveway, street or Open Space. All motor vehicles owned and operated by residents of the Subdivision must be parked over night in their respective garage or driveway. No such vehicle may be parked elsewhere on any Lot or street except for temporary parking. For purposes of this paragraph, "temporary parking" shall mean the parking of such motor vehicle on an intermittent and non-recurring basis during the period between dawn and the following midnight.

TOWN ORDINANCE 108-3
Recreational vehicle parking prohibited.

No person shall park on any public roadway or dedicated private roadway in a residential district any recreational vehicle whose length is greater than 240 inches, or whose width is over 84 inches, or whose height is over 84 inches, or whose weight exceeds 5,000 pounds. The parking of boats or trailers on public roadways in residential districts is prohibited.

For each violation of this chapter, any person, operator, lessee or owner of any vehicle, recreational vehicle, tractor, trailer, bus, dump truck, oil truck, boat or any other vehicle, or any owner, lessee or occupier of a building or premises in or on which any such violation exists, shall be guilty of a misdemeanor and, upon conviction thereof, shall be fined not less than $50 and not more than $125 for the first offense; and not less than $75 and not more than $225 for each subsequent offense. Each day a violation of this chapter continues shall constitute and be deemed a separate offense.
