Notice From Middletown Police on Parking

Middletown Police are asking Middletown residents, especially those who live on a cul-de-sac, to park parallel to the curb. Police have noticed an increase in residents and their guests, parking perpendicular to the curb in cul-de-sac areas. This makes traversing the area difficult for other drivers and for the Town’s street sweepers.

Drivers should be aware that parking perpendicular to the curb is a violation of the Delaware Code. We ask for cooperation in properly parking your vehicle. Those not in compliance could face a civil penalty not less than $10 nor more than $25.

Update: 2013 HOA Dues

The Board extends its thanks to those (about 80% of the membership) who paid the 2013 HOA assessment. On March 2, 2013, as a courtesy, a second round of notices were sent to those who did not respond to the initial payment notification. The payment due date was extended to March 15, 2013. Within the next week, we will file collection claims in JP Court. Therefore, checks beyond the court filing date must include additional charges, such as late fees and court charges.

2013 Budget and Payment Inquiries

We are pleased to announce the approval of our 2013 budget. The final votes were 88 in favor and 19 against, with a total of 107 votes.

Assessment Letters will be mailed to the owners of record. The amount is $65, payable by February 28, 2013. Owners are reminded to pay the assessment by the due date to avoid late charges and JP Court fees. In contrast to previous years, payment reminder letters will not be mailed.

Lately, we have received inquiries from outside parties (mainly, refinancing companies) concerning the payment status of our lot owners. In most cases, the HOA was requested to provide receipts, or confirmation statements. Unfortunately, we do not have the resources to provide this type of information. In the future, the inquirer, if they wish to confirm payment of HOA dues, will be directed to obtain a copy of the cancelled check from the applicable owner/applicant.

Call for Volunteers - Board & Committee Members

The board would like to extend an invitation to all homeowners to volunteer for positions on the board and HOA committees. Board positions include President, Vice President, Treasurer, Corporate Secretary and Voting Members. Committees include the Architecture Review Committee and Neighborhood Watch Committee, with interest to start an Activities Committee.

Landscaping Volunteers Welcome

In response to requests by homeowners regarding whether costs
incurred for improvements made to common areas could be reimbursed by
the HOA, the board has allotted a small fund in the 2012 budget for these types of pre-approved expenses. Qualifying improvements include fertilizer, lime, small landscaping
improvements (ie: flowers) and the like.

The board asks that homeowners intending to make improvements to common areas submit plans and anticipated expenses to the board for approval prior to purchasing materials. The board will review and approve reasonable expenses for improvement to common areas. Reimbursement requests for approved plans must be accompanied by itemized receipts. No payments will be made for labor costs.
